Moving out of the city and into one of the rail corridors can get you around far quicker than buses and trams.
Head out into West Lothian, and your OH could commute via Edinburgh Park, and you into Waverley.
Train times from the nearest stations to the East are below 12 mins journey time; that may well be the wrong side of the city for your OH, but they could do a sub-12 mins into Waverley, then jump another train out to Edinburgh Park.
The £325k that gets you a 2 or 3 bed flat in the city centre gets you a 4-bed house with garage and garden outwith the city ....0 -

House prices in Edinburgh have been nuts for years! A few years ago we swapped an upper villa flat in City for 3 bed extended cottage with barn and paddock in the "Country", but in reality only about 10 mins drive from a railway station on the main Glasgow / Edinburgh line, with Edinburgh City Centre only 20 mins train ride away.
Even driving in only takes about 45 mins if you avoid peak times. Nothing much compared to the average commute, in say, London.
Depends on your lifestyle, but relatively speaking you get much more for your money, and not a great deal longer on the commute, which by road is becoming increasingly slooowwww within the City at peak times.0 -

Possibly Roseburn? A wee pocket that is usually a bit cheaper than upmarket Murrayfield round the corner!

We're keeping an eye on Stockbridge and Comely bank (we're just up into Newtown so know the area quite well) but prices are high, sadly.
We'll take a look at Roseburn, ta for advice - it's not an area I'mfamilair with but that goes for the bulk of Edinburgh!0 -

This is actually something we talked through but never followed through on. I'm aware of palces like Linlithgow and East Calder, but I'm sure there's quite a few others we might have a look at.

For less than I got from selling my 1 bedroom flat in Edinburgh I bought a 4 bedroom detatched house with a big garden outside of Dunfermline (and sold it 3 years later for 50% more than I paid). There are many good things about living in Edinburgh but value for money is definitely not one of them.0

You could try the Daley/Gorgie area as well. Not quite as nice as Stockbridge or interesting as Leith, but cheaper than other postcodes near the city centre. I also wouldn't be surprised if those areas are the next ones to fully gentrify.
Portobello is lovely also. I think prices there have increased quite a bit in recent years, but should be cheaper than Stockbridge.
If you want an actual house, Craigentinny might just be doable with your budget? Not a very interesting neighbourhood, but you're not far from Leith and Portobello.0 -

We just had an offer accepted on a 4 bed flat just off Leith walk, about 8-9% over valuation.
We followed advice of asking the seller what they really wanted and they gave us a figure, we could stretch to that price so we made an immediate offer at that value.
A much less painful way of going about it, many thanks to all who commented.0
