Sell and rent or stay put........

I currently live in a terraced 3 bed home in East London, it is currently worth around £285k, I do not have plans to stay there for more than 2 years and I am expecting a child soon and the area is not really suitable for bringing up a child. Should I wait those couple of years and move then, or due to the current climate and possible down turn, sell up now and rent for a while, or thirdly sell now and move to a better area now rather than wait? I am worried about the rates etc. and how they might affect the value of my home....
