There are other factors involved such as I have contributed to everything else 50/50, I have spent hours on home improvements, we purchased the garage from next door 50/50, so I have put in a few thousand since the original purchase.
All irrelevant. Apart from anything, 50/50 means that the other 50% was... her, right? Oh, yes... and neither of you thought the declaration of trust needed updating as a result of that, right?

It was me that maintained the house and all of the bills etc.
    Cooking, cleaning, food shopping?

Look, it's very easy to start in on the bitterness and petty point-scoring - especially if you believe the other person already has. Go down that route, and nothing is EVER going to happen, except for an increase in blood pressure. Rise above it, and maybe she'll do likewise.

If she wants to buy the place, let her. Go with an agreed fair value - like I said, average of three valuations.
If she doesn't, then put the place on the market like a pair of rational grown-ups, and get it sold.

Has the garage been added to the property or is it still separate.
