Hi,
We've been on with our EA for 8 weeks and have had ZERO viewings, despite reducing price and generally following their advice. The mypropertyguide.co.uk website article on "the-agency-agreement" (last para) indicates that EA T&Cs do not come into force until we have accepted the first viewing. Has anyone else had this advice? If so, it seems to mean that we can break off the sole agency agreement with no minimum period?

What does the agreement actually say? I think this is whats important, not whats on a third party website about what agreements generally look like.0 -
It's a fairly standard contract, but sole agency term is long (20 weeks) with 3 week notice period. However, the point is that I would expect any competent EA to be able to generate at least some interest in that time and if they are not fulfilling their side of the bargain, what redress do I have?0

Just because nobody is biting doesn't mean they're not fulfilling their side of the bargain. They can't magic up viewers if nobody is interested.0

If that's what you expected you should have tried to get it written into the terms before you agreed to instruct them (probably wouldn't have worked but you could have tried).

Assuming it is actually on Rightmove then to have ZERO viewings in 8 weeks it is clearly the price and it's obviously quite substantially overpriced.
You either need to get realistic with the price if you are serious about selling, or else just withdraw it from the market and stop wasting your time kite flying.0 -

If it's on one of the major portals, it's more likely people are viewing the ad, looking at the pictures and description and not seeing value. Poor presentation and bad photos can make that more likely, but the overarching concern will be price.
Whatever the turn-off, the OP had the facility to view the EA's work and local sold prices before marketing, so much of the responsibility for the lack of interest lies with them IMO.0 -
Do you have a link/ postcode so we can take a look and give an option? As long as it is on rightmove I'd expect at least some interest unless something (listing or price) is grossly wrong.0
