One an operating company - the retailer that runs the shop.
One a property company - the owner of the shop premises.
The retailer pays rent on the shop to the owner of the shop. In effect, it comes out of one of your pockets and into the other. Slightly more accounting, twice the limited company responsibilities, but if the opco fails, the propco is unaffected. If the retailer wants to move, or you want to sell the property, the separation is already there. Future-proofing in all ways.0
