Tenant credit risk score

Thanks for this. I’ve already accepted their application. I was just curious (as an earlier poster mentions) as to why I have paid a third party to generate a seemingly spurious risk score.
It's not spurious based on the data available to Experian but yes it does beg the question as to what value the 3rd party referencing company are bringing to the table. Next time you could go to Experian direct.0 -

To generate the tenant risk score Experian carry out an identity check, check the public credit file, get employment references and references from previous landlords, it's all in the links I provided earlier. In this case Experian couldn't verify the tenant's address(es) is flagged it up as a warning.0 -
This is a tenancy application, not a credit application so normal lending credit check does not apply.
I have queried this with Experian and received the following (vague) response:
The tenancy score is a confidence score used to predict the likelihood of a prospective tenant successfully fulfilling a tenancy or how good the tenant will be. The Tenancy Score uses Experian data and the applicants report information to predict the likelihood that the tenant may default on the rent. Please be advised that when we generate a tenancy score a number of factors are used to calculate this, it’s not just the adverse data, for example, we also check if the tenant has opted out of the Electoral roll and also we use other information provided by the tenant on the application form.
The score is generated automatically by the system and we do not intervene manually with the process.0 -

It is pointless really because the OP can obtain all that information highlighted in the links themselves, and make an informed choice without a frivolous 'score' to pay for.0
