How much is it worth? Link included

Firstly as I am a new user I can’t yet post links but the house I am talking about below is 153g finvoy Road, ballymoney. You can find it on property pal and would really appreciate your feedback.

So, my home search has continued. I have found this house in my town but I’m just not sure of a few things.
Number 1, it’s been on the market for almost 2years, this worries me that there might be problems with it although it’s only a ten year old house.
Number 2, it’s back garden is overlooked by a busy main road, I’m just not sure how I would keep out prying eyes looking down in on us. Maybe this is why it hasn’t sold?

In your opinion, is the house worth the asking price? Could I go much less as it’s been on the market for a long time and is there anything I could do to stop commuters from looking in on us??

    By main road I take it you main the long, straight, national speed limit one? What speed are these commuters doing while staring in at the house, and why do they find it so interesting?
  • Count me as officially green with envy at being able to get a house of that standard at that price - even from my current (West Wales) location.

    I'd be saying "You are pulling my leg, aren't you" if it was back in my home city.

    So it's down to:
    - location of the house itself
    or
    - the neighbours
    or
    - cheap as I'm finding it - the price is too dear for that sort of house in your location
    or
    - something "undesirable" to do with the ownership of the house (eg leasehold or something).

    So that's your checklist to run through and compare it with other similar properties in your area - whilst I think "I'd think I'd died and gone to heaven if I could get one like it in my home city" or pretty lucky to get one like it here.

    This property demonstrates how some places (like some parts of Scotland as well) are under priced. By that I mean, if someone gave you the plot of land for free, with planning permission, you would be doing very well indeed if you could actually build that house for the price they are now asking for it.

    If it is like parts of the Highlands, these larger, nicer, more desirable properties do take a long time to sell, but here at least when they eventually sell, it is usually for close to the asking price. So they are worth that, it's just that for lots of reasons (that is a separate debate) there are very few buyers willing or able to buy them.

    It looks a lovely house but your description of the road would worry me. Again if it is like here, there will be other nice houses for sale, and personally I would seek out a different one in a quieter location, but noise is an important issue for me. For this type of house, it is a buyers market at the moment.
  • The only "practical" point to do directly with the house itself in my mind would be - how much hassle and money would it cost me to knock down those buildings in the garden? But I wouldnt think that's any big deal.

    But...yep....I personally wouldn't take a house that had much in the way of road noise nearby (as I don't have a car myself - so I'd find it upsetting).

  • Living by a busy road would put me off - pollution and noise being the main reasons.

    If you don't get a good feeling when you walk in there and are in the back garden - it's not the house imo.
  • What else is similar close by worth without the main road. Then take away 20% for the main road. NB, property price where we live are going down, so be careful
  • Thanks everyone, I should also say that the house I currently live in is even closer to a (slightly less busy) road so the noise from the road wouldn’t bother us too much. It’s more people looking down in on us that would put me off. I think the house is great, I would just enjoy some more privacy at the rear of the house. We are going to drive past a few more times and see how much we can see into the back, maybe hedging is the way forward!??

    As people have said, rural places like Ballymoney aren't going to sell as quickly so I wouldn't worry particularly about there being something wrong with the house -

    I also really think the road issue is probably a little bit in your head - but ultimately that's where it will cause the biggest problem if it is that important to you!

    The house looks lovely. Do try and picture it if there was some hedges or a shed or something blocking the view you are worried about.
