Solicitor Cost - House Purchase

What is normally the total cost for a solicitor when purchasing a house?

I'm a first time buyer and not selling. I also live in Northern Ireland (if that matters).

Phoned a solicitor earlier, and I was given a discounted rate of 0.45% based of the property price. This came to £1100 (ex. VAT). Other required things being added on, such as title deeds, registration, etc, it came to £1950 all in.

Is it just me, or is that expensive?

    How much were the other three quotes you received? And were all 4 quotes like-for-like (ie included all the same extras)?
  • Freehold will be cheaper than leasehold.

    We are selling and buying and excluding Stampduty we are paying £1250 inclusive of VAT and that is with a local in person solicitor.

    That is very decent. Is that only for the service and excluding all the other stuff that is added on; such as land registry, deeds, bankruptcy checks, etc?

    I haven't received 4 quotes? My wife phoned up another shortly after mine, they accidentally added land value tax onto the quote even though they correctly stated we didn't need stamp duty during the phone call (not a good sign so far). They turned out to be £50 above what the other solicitor was quoting (after subtracting the SDLT).

    Its with all the usual basic searches required to buy as I understood it.

    If further searches were required then these would be additional.

    I think there is likely to be a cost difference because of you being in NI rather than England...
