Hello. I rent out a property and the tenant has called to say that although they have bled the radiators there is little heat. The next step I think is to get it flushed however that is really expensive. This is a small 2 bed terraced house. If I replaced the Radiators probably 4 in total would this sort the problem, I am thinking that the sludge sits in the bottom of the old radiators. Very grateful for your help - thanks

I used the two bottles of MAG cleaner to self flush rads .circa £25 .
Only required water off drain rads from CH drain !!!! .
Water on and repeat .
Add cleaner to system and run ch for one week drain off again .
One reason that rads are poor can be the circulation pump failing .0 -
Have they been balanced0

When they say there is little heat do they mean the rads arent getting hot?
It may not be a sludge problem,it could well be other things.Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..0 -
If its a modern boiler. Is the pressure gauge in the correct range?
(don't want it too high when the system is cold)0 -
Might try opening the valves on the rads.0

Whilst the OP considers options, it is worth being in mind the following:
The law is clear-cut and simple – under the Landlord and Tenant Act (1985) the landlord is responsible for:
Keeping in repair and proper working order the installation in the dwelling for space heating and heating water
Landlords cannot avoid their legal obligations to do major repairs and maintenance.
This law includes the following facilities and equipment in your property:
Gas fires
Water boilers (gas, electric or other type)
Central heating systems
Radiators
Electrical heaters (if such are provided by the landlord)
Gas supply and water supply
Bathrooms, toilets and other sanitation equipment
The lack of these utilities is considered a hazard, especially in the cold seasons and if no alternative source is provided by the landlord.
Personally, I would pay a competent person to investigate/and rectify the problem.0
