Solicitors enquires FENSA and insulation guarentee help

Hello all
Due to exchange on the house we are buying very soon but our solicitor has submitted last min enquires asking for a FENSA certificate for a window that was fitted in 2006 and also for a guarentee for the cavity wall insulation. We intend to replace the windows and we aren’t fussed about obtaining the guarentee for the insulation. Can we say we are happy to proceed without these? We are buying with mortgage.

    You can certainly say it. Depends on your lender as well.
  • Neither should hold these up. if the window had one then you can get a replacement certificate - if it didnt, then you can get indemnity insurance.

    the guarantee for the cavity wall insulation is not something that shoudl be an issue for anyone -

    It's more the solicitor satisfying the lender than yourself.



    ^ Cavity wall insulation didn't bother me either until I started reading into it about cowboy companies and having it installed incorrectly etc. You may wish to rethink your stance against not having it and have a google at removal costs.
  • I second the potential issues with CWI.

    It's causing massive claim trends with the PI insurers for installers, back when there were massive grants to install there were many shoddy installations which are now causing mould.

    Whilst the OP may not have a problem not having a guarentee, the lender might.
