Your solicitor would have requested a HETAS Certificate and/or building regulations IF he knew that there was a log burner at the property. Did you raise this query with the solicitor?
Have a look at the Property Information Form that the seller completed and see if it was listed in there and whether or not there was paperwork to follow. Solicitors don't read your survey (even if you sent it to them), apart from the section which is specifically for your legal advisor, nor do they always receive the sales particulars from the estate agent (in any case, sales particulars don't always get it right with what's staying in the property and what isn't staying). So, if the solicitor has not been made aware of the presence of a log burner, they wouldn't know to request the certificate and paperwork.0
