    What's the interest rates on the 2 mortgages? - are either subject to fixed rates? (expiry dates, if so?)

    Vanguard's very easy for S&S ISA - I read around a lot before going for it and most people view it favourably, esp for beginners. Charges are on their website, but I think are 0.22% and 0.24% on the 2 funds I have. There's definitely posts on MSE about various providers :) I think the scariest thing is actually doing it - as in setting it up - bit like signing up to a mortgage the first time I found scary - subsequent mortgages much less so, even though the amounts were much higher :)

  • Well i have been slack. Almost a month since i updated. Lots been going on....

    Thnx for popping by Greent. To answer your question the main mortgage is 1.99% fixed until Dec 2023, the smaller on 2.39 fixed until March 2023. Makes sense to OP the smaller one, but Im focusing on the larger one... although have started smaller OPs on the second mortgage. I don't include that in the figures I report though.

    So this month I have OPd £2k on the main mortgage and £1500 into savings. Interest on the main mortgage is down to £9.81 per day :j big difference from £17.29 per day!

    Since Feb I've also started tracking the number of days to MF with my OPs and without. I am currently 293 days ahead of where I would have been. That feels nice....

    I know it's not the usual MF way, but im still at the moint of reducing my Monthly payment instead of the Term. Reason for this is now it's just me i want to get my minimum payments down - just in case. Once i get the main morntgage to £950 i will feel better and start to formally reduce the Term. Currently @ £975.60 (from £1173) so not too far to go It tends to reduce by £7.10 oer month on average, so i should make that target in 4 months if i continue wiht my OPs. Waiting to see what this months payment goes down to - ooh how i love that letter from Nationwide :rotfl:

    I had better get ready to pick DD up from stagecoach now.... adn then we are going to the theatre. Bit of an unplanned impulse purchase, but i do put money aside for treats, so it's come out of that. Going wiht one of her best friends - i couldnt say no :)

  • Well, hello... long time no see / speak (skulks back in hanging head in shame :rotfl:)

    So what's been happening. A lot, and some not very MSE at all. But i refuse to feel guilty.

    The fact and figures:
    Mortgage 1 (main focus) - £174,587.69 (£243,750 in Feb 2015)
    Daily Interest - £9.52 (£17.29 in Feb 15)
    OP this year - £10,536.18

    All that's seems good.....BUT...
    Recently bought new garden furniture - budgeted for and has made the garden friendlier and more usable. I was able to have a lovely family party for the little one's birthday in July.

    Needed to buy a new mobile (LO dropped mine in the loo :rotfl::rotfl:) NOT budgeted for, but mine was definitely on the way out. Currently on the CC - ready to pay off from emergency funds before the next stament is generated.
    Holiday ! definitely more than i had imagined paying, but when it came down to it after the year i have had I thought, s** it. I deserve a couple of weeks of luxury and i am having it, and the LO will have a ball. - lots for her to do and we wont need to lift a finger. Some of it was budgeted for, the rest i can borrow from another pot and pay back after pay day.
    Focsin on my health as i now find it difficult to get out to exercise being at home wiht teh LO in the evening, so i invested in a treadmill - but £100 frmo a friend so MSE, and you cant argue with investing in your health.

    I havent stopped OPing and am now thinking about the Christmas budget. I also need to get cracking with finishing the extension -needs decorating and furnishing..... but ive just lent my sister 7.5k. SHould have that back at the end of September.

    I have also set up my S&S Isa. Ive just increased that to £200 per month adn that wil go towards my pension savings. Pot currently stands at £396k.

    2) £1.6K Net savings after CCs 14/8/25
    3) Mortgage neutral by 06/30 (AVC £25.6K + Lump Sums DB £4.6K + (25% of SIPP 1.2K) = 31.4/£127.5K target 24.6% 1/9/25
    (If took bigger lump sum = 53.3K or 41.8%)
    4) FI Age 60 income target £17.1/30K 57% (if mortgage and debts repaid - need more otherwise)
    (If bigger lump sum £15.8/30K 52.67%)
    5) SIPP £4.8K updated 29/7/25
  • Thanks SH, it sometimes feels like the results are a log way away, and when you ave no one to sahre the journey with it can be hard. BUT the daily interest cheers me up :j I have been catching up on your diary too - great reading!

    Well, an brilliant Money saving week courtesy of my doctor who told me I had to cancel my holiday on medical grounds on the morning I was due to fly. Totally gutted and have a very upset 7 year old but once the insurance is sorted that's 4k back in my pocket.

    I fully intend to go away asap - but just having a round of tests etc. \Hoping I am fit next week in time to get a week in before school starts again. Fingers crossed!

    Oh well, with my 'rest time' thats more spreasheet time, right??? :rotfl:
