Worth changing estate agents?

    And no, I've not extended or changed anything significant - I've just looked after, but nothing is in need of modernisation as it was all brand new when I bought it. Applying the average price increase for the area in the time I've bought it to the price I paid puts it at £204k. So what have I done to add 50k to its value? Owned it lol

    Anyhoo, the outcome is our agent agreed to a joint agreement with another agent - who was really surprised it hadn't sold already. So we'll get the "new listing" effect without having to give notice to my current agent - so thats all good

    We also took the "offers in excess of" off the advert on recommendation of the new agent, she felt that it could probably achieve a bit more but plenty of properties sell at over asking price - if we get 2 keen buyers we can knock it up a bit, or stand firm on our asking price otherwise

    So it's been on the market for 11 weeks, and the new EA is suggesting that you might now get over the asking price?

    I'm wondering if that's wishful thinking.

    Adjust price to 0 - 200k.

    Compare yours to the 17 that were cheaper that people did buy

    Looks like 200k is entry into 3beds which is not going to help.

    Having had a look at a few of those 17sstc if I started looking in that area I would expect something 2bed to come in under £180k.

    With a 200kbudget I would be trying for a 3bed even if it took another 10%

    200-210 2bed only

    1 for sale 5 sstc

    Those with around 200k to spend chose those over yours

    Have a look an see why.

    Most of those are just negative equity waiting to happen IMO.

    One thing to bear in mind is that we are now in the traditionally slow period for house sales. People do not want to move over Christmas and are thinking of other things. I would have waited a bit and go with a new agent in the spring.
