    If you get three quotes, they'll likely vary from £200 to £20,000. Someone will want to butter up. Someone will want to replace the while roof.

    Phone your surveyor and ask them what actually needs doing. They're notorious for residing so far on the mid-point of the fence that they permanently have splinters in their rectum.

    I was meaning more along the lines of 'might be alright, but spend money on a specialist'....

    I don't think anyone's mentioned that every Surveyor is not a Valuer. They have to pay a lot more insurance if they are going to value property and some don't think it's worth it. Therefore they would not be allowed to give a value in case of future legal problems. However, bear in mind that the Surveyor would probably still include a reinstatement value in the report (i.e. if the house was so damaged it had to be pulled down and rebuilt). You would use that for your buildings insurance, but it's not the same as the market value.
