the house i'm renting is a new build but has been a bit shoddily done.
the bannister has just been screwed into plasterboard and when i stipped on the step and grabbed it, it came clean away. two of the spotlights in the living room have stopped working and the contacts on the bulbs seem coroded. The toilet cistern is very loose on the wall and the heater in the hall has stopped working.
I rang the landlord mid september and he said he'd have someone round, 3 weeks (and a holiday) later i'd heard nothing so i chased him up. two weeks later a handyman and his mate turn up on my doorstep at 8 am to have a look:eek: then nothing.
i'm really annoyed and feel like stopping his direct debit till this is sorted. if the bloody cistern comes away from the wall there'll be hell to pay.
any advice on how to handle this??
oh, and it's a privatly rented property and rented directly from the landlord. thanks

Put it to your landlord in WRITING.
Say when you first phoned him to tell him about the problems and when the handyman/men came.
Give him 7 or 14 days to resolve it, or say you will notifiy enviromental health, and then have the offending items fixed, and send him the bill.
You cannot stop paying your rent.0 -

Just out of interest, how much is the rent and what was the purchase price? I doubt if your landlord is making any profit and that may explain (though not excuse!) his reluctance to spend any money on repairs.
I would agree with sooz that the best way forward is to give the landlord 7 or 14 days to get the repairs done and if he fails to do so get them done yourself and send him the bill.0
