Trusted Mortgage Claims

  • I have some cases progressing. Like you I feel it’s not as straightforward as PPI. The FOS is trying to dissuade a deluge of claims. Nevertheless there have been payouts usually taking 12 months and settled out of court. The FOS is not involved in the claims. It’s litigation on a no win no fee basis. Therefore it costs you nothing to pursue. If you loose you are covered on costs by insurance. The insurance is only available for cases with very high chances of success. The claims are limited to a list of lenders that can be covered. These are as you say the sub prime lenders eg GE Home Lending. There are two elements to the claim. One is misselling. Usually on interest only self certified mortgages. The issue is was there provisioning or illustrations provide at the onset of how the borrower can pay back the principle when the mortgage expires say after 20 years and that timing in relation to retirement age. Secondly it’s the interest rate you were actually charged which can be unfair. You can succeed on either or or both heads. As I said if you had a sub prime mortgage (no time limit how long ago) then try because it costs you nothing and there’s no risk. It’s money you get less their 40% odd fees including the insurance premium that you wouldn’t get otherwise.
  • The two firms I’ve used are Trusted Mortgage Claims (professional but painfully slow in communicating) and Pure Legal who seem to be a larger scale operation.
  • Finally, most of these sub prime self certified interest only mortgage claims are historical as they aren’t offered any more. I do not believe that any increase in the value of the house and therefore your equity in the property will mitigate the claims that I define above. The appreciation of house prices cannot be conflated with the mis-selling and lending margin and calculation claims.
  • My advice would be to avoid this company at all costs. This company are clearly not very good when it comes to honesty. I have just left after nearly 2 weeks of working for this company and was told at the interview it would be warm leads. No such thing! During the time I was there, I had to cold call using data that was incorrect and massively out of date. In one instance I phoned a mobile belonging to a ten year old girl and in another, I needed to speak to someone only to be told that the person in question had died of cancer 4 years ago and then had the distress of an understandably upset widower. When I told my manager I was basically told I was not suited to the job! I am amazed at how little regard this company have for their reputation! I pride myself in trying to be professional and honest but this company were bringing me down. Customers were asking where I was getting their information from etc and I could not give them an answer therefore making me look incompetent and stupid on the phone. You would think a company would be glad of someone who wants to honest and professional and give the best possible service they can but clearly not this company!

If this company are not honest with staff then think about how they are with customers...make of it what you will.
