Our buyer wants us to demolish our shed

    The buyer ought to have been able to see the shed roof is asbestos when viewing, unless it was covered with something. If it was an issue for them, then why weren't they looking out for it during the viewing, just as you might look out for signs of damp or great big cracks in the walls (even if you aren't a surveyor or structrual engineer)?

    If the survey has raised concerns about the asbestos, then the OP can state that in their opinion the roof is in good condition and they see no need to have it removed themselves. If the buyer has a different opinion then they are free to demolish their shed.... once they own it. :)


    On that basis, no one needs a survey since they will spot everything themselves ,and never miss anything during a viewing.

  • It depends whether you want to sell the house to them and on a sliding scale what risk you take, it's a bit of a poker game. I would say you have a lot more than them to lose in this market. They can just walk and buy somewhere else, whereas you want to sell in an ever depleting choice of buyers.

    Apparently the survey said it has some rot in the timber (visible from the outside) and a structural crack (visible from the back).


    That of course may be a problem for anyone else making an offer.

    A brick shed, I would consider an asset. A compromise might be to have the roof replaced and the crack repointed. If the prospective purchasers really wanted shot of the shed, there is a little more to it than just knocking down four walls. There is the base to break up along with foundations and brickwork below ground level. The demolition costs are going to be high even without taking in to account any potential asbestos problem.

    Offer it free of charge / on FB / freecycle stating needs to be dismantled and see what happens take some good photos.

    A wooden shed perhaps. But this one is brick with an asbestos roof.

    You don't want someone who wants some free rubble coming along to take a way the bricks and leaving smashed up asbestos all over the garden.

    If it is going to be demolished then the OP needs to ensure it is done by someone competent (and careful).
