  • My guess is that he is advertising it for rent so that he can deduct mortgage interest from his income tax - you can only do this if the intent is to rent. He doesn't actually have intent to let it (as he has told you he is just looking to demonstrate the property is available to let) so he will be committing tax evasion by doing this. I am not sure you will get an honest answer.

    As your friend was able to organise an immediate viewing and told it was available for rent for 12 months the obvious solution is that the vendor does not want to sell and wants to let the property but because they can't afford to keep it empty they are trying to sell it at the same time - to cover them if they can't get a tenant.

    I wouldn't spend any more money on the purchase unless they stop advertising it for rent. If they need to sort out their insurance they should do it. Not everyone tells the truth.

    No legal right but as much right to request that as, say that the curtains and carpets are included or whatever. Most people make it a "condition" of their offer that it will be taken off the market.

    Are these the estate agents selling the place or the estate agents happy to take a rental viewing?
