Mortgage Offered, No Chain, How Long?

3 months is the best I've done in my last few- although I did once do an auction prop in the demanded 28 days, including getting a mortgage- but that was really nerve-wracking; So 3-4 months unless there are problems with the freehold title (unclear red-lines or boundaries, etc?) or it's a dodgy leasehold. I read the other day that Local Authority searches, which should take a week or two, can vary from a few days to many weeks depending on wheter you have a carp Council.
Oh and make sure you choose a good solicitor to act for you; I always check (test) that they pick up the phone and use email for quotes, letters of appointment, Pre-sale enquiries etc, as snail mail adds weeks
Was that three months from offer to completion or three months for conveyancing alone?
I am concerned as Aldermore will have a time limit on their offer to us, (we didn't want to instruct until we knew we had our offer) only just instructed0 -

We’ve just done five weeks from offer on house accepted to exchange (completion two weeks later).
Chain of four but buyer at bottom (who we replaced) had dropped out three days before exchange so effectively our and the seller’s solicitors determined how quickly we could move as the chain was ready.0 -

Same here, even with delays on our end we were first time buyers buying an ex rental and from mortgage application to completion it took just over 3 months.0
