The referencing company wouldn't be FCCParagon by any chance would it?
They are a dirt cheap referencing company that spam tenants with offers of cheap insurance etc. I have also read stories about their using the data they collect for other things.
If they send you offers to purchase insurances just ignore them.
I always shake my head when letting agents use these types of cheap reference agencies.

My contents insurance covered my landlords carpet when I dropped an iron on it.

Thats just the LL trying to make clear that he doesn't insure your belongings avoid you complaining about damage to your belongings. However this is just advice, you don't HAVE to take out insurance. If you've signed and are locked into the agreement, tell the insurer to get lost. If you haven't and want to keep the LL / LA sweet, then tell the insurer you'll get back to them nearer the time (and then don't).

Ok, great. So it's not contents insurance.

Would likely to be included within a tenants policy as opposed to a straightforward ordinary contents one.
  • It was standard contents insurance from Halifax I think it was about £100.
  • Every single contents policy I had whilst renting covered tenants damage. All of those were with reputable suppliers and none of them
expensive. They all provided legal assistance with tenancy disputes if needed. Every tenancy agreement I have ever had outside student let’s required me to provide proof of insurance.

So - not illogical, nor expensive, nor uncommon.

As part of my tenancy I had to get insurance, can't remember the type off the top of my head but I ended up getting just "contents" insurance. I was told this wasn't enough and to upgrade, I didn't. However, Endsleigh who I took out the insurance with have upgraded me after 4 years to one that includes the landlord's things in the house. Although the only "things" are those fitted such as kitchen, bathroom which I assume LL has already insured himself. It's pretty cheap though, I pay less than £8 a month for cover upto £17k. Maybe give them a try?
