Bought a house.......

Hi everyone,

I would really appriciate a few tips. We just (a week ago) move into our house. Sine then, the boiler failed. But there are also a few other things we want to change. Any tips are most welcome!
My main concerns are the following.....

1. Boiler quote: BG £4113  for a condensing combi Worcester bosch Greenstar 30CDi including removing the old boiler (Sime friendly format 100e) and recycling? and fitting of the new boileer and thermostat (we had none in here) and all the registration etc.
Local company £2467 for a Vaillant 837e including thermostat, replacing the pipe from the gas meter to the boiler (it is 22mm, but the man doesn't think it is big enough???) registration, removing of the old boiler and fitting the new one.
A local corgi engineer will do the job for £2035, fitting a worcester bosch (same as above), thermostat and all the rest (including plastering after fitting the thermostat). Is this a good deal?

2. We have sash windows (single glazing), is there anything we can do to better the windows without replacing them with new double glazing ones?

Also, there is a tat bit of damp on the chimney in the bathroom. Who can help with that? I have no idea where to turn for this.

Any other tips on how to save money, whilest upgrading the house are more than welcomed.

Cheers

Anja

  • Hi there,

Sorry just a quick question since we were in a similar postition...

Have you spoken to your solicitor? When we bought our house if we found a problem with the central heating we had 7 days to report it to the solicitor. We were only able to claim up to £500 from the seller. And what to you know... to repair the old one was £800 - we had a bosch fitted for £2100

It is no fun at this time of year - good luck...

I've got original sash windows as well, and everyone keeps trying to persuade me to change them! As far as I'm concerned, the original windows add value to the property (as an "original feature"), and you would certainly never recoup the cost of replacing.

I know you can get replacement wooden ones double-glazed that look the same (I still think that's cheating), or you can get a secondary glaze fitted on the inside of the window (which looks hideous from indoors)...

So I don't know what the answer is. I intend to change all the back windows for double-glazing, which will help enormously, but I'm just so reluctant to take out the front ones which are in great working condition!

Had a Vaillant put in some months ago and it's brilliant, you wouldn't know it was connected to the same water supply as the old rubbish one, which was something called a Jaguar - Wickes cheapest I think and that was only 6 years old! With the Vaillant the bath fills in no time, shower runs hot at once as there's a boost to save running gallons of cold when you turn on the hot tap. All the rads perform - amazing. My daughter has just has a Worcester installed and is happy with that - she had a quote for a Vaillant on my recommendation but it was some £400 more than the Worcester, which could explain the difference between your 2 quotes.

a friend of ours lives in a posh ground floor flat. shes just had a quote from BG to replace the boiler. 4.5K!!!

local chap has just quoted 1500 quid. thats a bit better!

ps. even if there was a 400 quid difference in price of boiler, it dont mean an extra 3 grand!!!

I didn't know about the solicitor. But I have just rang them and see what they say when they call back.

We know have decided to go with the local guy. He will put in a worcester bosch in a week. Some companies quoted for bosch and vaillant, but there where only a few quiet difference......

A friend of ours is a newly registered corgi engineer (to far away to help us).
He wants to have the BG quote to send on to Rough trader or someone else.
That quote was a pure rip off!!!!!!!!

The sash windows are very nice. We want to keep them too. We just want to stop the draught. The little ones room can get quiet chilly.
I have heard about draught proofing, but I am not sure wat is involved.

Can you explain how you have been ripped off?

You asked for a quote, got it and decided not to accept it. Have you lost out in some way?
  • I don't know where you live but I've seen adverts for a company near Twickenham that will take out the single pane of glass in your original sash windows and replace them with double glazed panes. I'm sure this is quite expensive but it might be worth saving for?!
