Parking tickets on private land

Hi,
my wife has a bit of a problem with some parking tickets she has accrued... but the situation is not that striaghtforward.
She owns a shop and has a lease since 2010. Part of the lease agreement is a parking space at the back. Now a few weeks ago UPC started going absolutely wild and fining everone there parking at the pack "not having a parking permit".
It started that Boots's solicitors (that shop is nearby at the back) sent her a letter stating that she is not allowed to park there. We responded with a copy of the lease agreement and explained that our parking is part of the lease. Nothing happened then.
The back of our shop and Boots provides parking for about 9 cars, all shop owners.
We also have responded to UPC with our lease, and their only answer was "you don't have a parking permit".
I did some enquiries and found out that that land at the back of my wife's shop is actually owned by Boots (freehold). Interestingly the original freehold title of our shop's landlord doesn't include a parking space, ie. technically the parking space what we have been given "at the back of our shop" is on Boot's land.
UPC is unwilling to cooperate to say the least. They don't want to tell me who they are working on behalf of - but I found out now anyway.
Any advice you can give me please?

Get started by reading the Newbies Sticky carefully - Being properly informed about the private parking scam is important from the outset. It also lays-out how to challenge tickets properly and without giving them any free-shots at you.
As your lease includes parking, then you need to be creating hell with the owners, managing agents and firmly instruct UKPC that they have no permission to predate on your space/vehicle as your lease trumps any T&C they may try to impose.0
