    If you call £75 to fill 2 holes in a wall which he authorised us to put up, then I guess you can call that fair pricing, to me, this is not (maybe he used solid gold nuggets to fill it). Probably used a tradesman, this could easily be a standard call out charge

    The spot work that needed doing on the carpet in 2 rooms totalled to about the size of a 1p piece so clearly the whole house needed cleaning lol. in your opinion only spot work was needed, however it's common / usual for a LL to have all carpets professionally cleaned between tenant changes - really depends on the state of the carpets when you moved in vs moved out with general dirt and wear. You could have had them cleaned yourself (or cleaned the spots) before moving out if you'd wanted

    £87 to replace 2 freezer draws on a 6 year old freezer..... hmmmmmmmm Age of the freezer is irrelevant when it comes to parts, this one for example is over £50 https://www.espares.co.uk/product/es1123047/upper-freezer-draw?pageNumber=1&SearchTerm=freezer%20draw

    Relaying an entire landing and stairs carpet that was also 6 years old due to three dots at the top stair and a couple of claw/bobbling markings from 2 cats (which a professional carpet cleaner with streams of qualifications said could be sorted with a bead trimmer)???? £264 replacement cost. again, your opinion, ideally you could have removed the bobbling and spot cleaned before moving out to have a better argument this was unnecessary

    There were also plenty of items that were in a much better state than when we moved in, but obviously he refused to talk about them as they were not the negative items he decided to hone in on. this is irrelevant, the terms of the contract usually specify for repair / cleaning / wear / tear / damage. There's not usually a clause that you get anything for betterment at your own decision. We repainted a flat at our own cost as were there for years, this was irrelevant to the fact the carpets needed cleaning when we moved out

    Some people need a reality check.......

    You are not going to resolve this by being confrontational with the LL. As advised, if you think the costs for the work are unreasonable, then dispute this with the deposit scheme and provide your evidence for the fair market rate for specific jobs

    You are critisizing people's responses here because you don't agree with them. Not overtly rudely, but certainly somewhat dismissively. And then backing up your critisim by introducing new information that no one here has seen before.


    My gut is telling me that your atitude when speaking to the landlord was probably similarly critical/dismisive - which would explain why he hung up, refused to continue to negotiate, and resorted to the formal process of presenting you with a claim.
