Exchanging contracts

Just was wondering how long you guys had to wait from signing contract to exchange?

    Eighth Anniversary 1,000 Posts Name Dropper
    3 weeks. Exchanged and completed on the same day and was only held up by student loan company failing to provide info to the lender.

    3 months. Us and our vendor signed within 4 weeks of appointing solicitors but we had to wait for chain above and below to form, break, reform etc. Got there in the end!

    Ah bless you, long wait! I'm lucky enough to be a FTB and have no chains, so hoping it won't be too long as all enquiries etc are back. Fingers crossed!

    Are you saying that the property you are buying is empty - and the seller has no reason to delay the sale?

    If so, the buyer takes much longer to get ready for exchange than the seller.

    So exchange will probably happen as soon as you (and your solicitor, and your mortgage lender) can get everything sorted.

    So check with your solicitor and mortgage lender.

    Received contract Saturday (by post), signed in presence of witness Sunday, posted back Tuesday with some final docs, exchanged Friday after last-minute drama about a TPO on Thursday. So, all in all, less than a week.

    (We’ve had five weeks between offer accepted and exchange so was a quick one - chain of four where everyone was ready and we replaced a buyer at the bottom who pulled out three days before exchange so probably not representative!)

    Physically signing the contract doesn’t mean a lot. Been on this mad rollercoaster for 5 months and have signed contracts 3 times but not actually exchanged.
