Lodgers deposit

Hi i would like some advice. I rented out a small room to a young guy he payed me 350 deposit and a months rent. We verbally agreed to 1 months notice on both parts unless there where problems with late payment of rent. However when he was due to pay me another month rent he wanted to move in a bigger room but pay weekly. Things where fine untill he started giving his key to other ppl to let themself in and wait in his room for him when he comes back from work. I did state that i didnt mind he have visitors unless he asked me first which he didn't. Secondly hes s weed smoker and his room stinks of it even thow he dont do it in my house itd just on his clothes. Cut the story short he hasnt been here nearly, 3 weeks and no rent had been payed im that 3" weeks ive txt him which took him, 2 days to reply he said yep will bring it in the morning he never came txt him again same thing happened i then txt him sauing im going to use it out of your deposite as st this time i had bills to pay. He txt me back saying his boss never payed him and hes skint shud i use the remaining deposite snd give him a weeks notice or do i have to give him 28 days notice as i dnt think he will be coming back ignores my txts and no sign of my rent:(

    Did the contract say anything about what would happen if he didn't pay rent/breached the contract?



    I believe your only requirement is to give reasonable notice, and it's hardly rocket science that not paying rent will lead to eviction, so you can probably get away with a shorter notice. Also due to the other behaviour - giving keys to other people, smoking "interesting" things.
