Buying a New Build with Area of Unregistered Land

My question now is, how likely is it that my mortgage lender will confirm/agree that this small area of land will not affect the house value? I know this is a difficult question to answer without seeing the land etc0

My sister and her next door neighbour have a 3 foot strip of land at the end of their front garden that is grassed, so looks like part of the garden but does not belong to her or her neighbour. It is for services.

Interesting, is the area specifically referred to in the deeds as an area for services or is it just a separate area from the plot boundary?0 -
At the very least your solicitor should be getting a stat declaration from the developer in relation to the period of the developer's ownership
Your solicitor should also be asking what investigation the developer did of those that sold the property to the developer.
Saying "noone owns it" is plain wrong. Solicitors are paid to be accurate and saying something fundamentally inaccurate is inexcusable.0
