I think you're focussing on the comments about the writing style - and Doozer's right - it's almost impossible to make sense of.
However, the single most important bit of Doozer's post is the very first sentence. Ireland is a different country, with different laws, and different procedures. This is not the right forum. This is a UK forum. You need to find an Irish forum, with posters who understand the procedure in the country you're asking about. Good luck.
(I'm assuming that you do actually mean the Republic when you say "Ireland", not NI, which is part of the UK, albeit one with different wrinkles to the rest of this country)0 -
Just to say I was confused by your post and decided I couldn't help.
It isn't as complex as the legal document I'm reading today, struggling with and making notes on as I go, but that has a direct impact on my life and isn't optional, whereas reading posts on this board is entirely at my discretion.

I had to give up reading half way through as it seems to just ramble on (not meant to be offensive, just honest).
As it is Ireland and not the UK, I have no idea if the process is the same/similar over there.
Why is the estate agent involved? That just seems like one person who can be cut out of the loop.
Your argument is with:
1) The solicitor for allowing you to complete on a property that is not finished.
2) The builder for allowing you to complete on a property that is not finished.
Is there some sort of legal ombudsman over there? Can you fire in a complaint to the solicitors for allowing you to complete?
You need to get help from a solicitor in Ireland, not one who works with the developer. Really? A little more sensitivity would be appropriate. Obviously people come on this forum to bond not alienate - it is primarily a business forum. They are usually in a fragile place and do not need any more angst from someone expressing themselves negatively. Your response is not healthy for anyone going through a difficult time.
However will take on board the rambling bit!
I have been through difficult times and suffered with mental health problems. You may not like what I'm saying but it's clear that people here can't easily understand your OP. If you are struggling to make headway with the developer, the estate agent and two solicitors, as well as us, then at some point, rather than be offended, you need to look at why things aren't working. And it might be that things are being held back by your communication style.
I'm not being negative, I'm being constructive. If you want people to help, they need to able to understand you. You have to help yourself because no one else lives in your house and cares like you do.
Yes, I can totally understand that you are distressed, but being upset with me now and thinking that everyone is against you is not going to help you. Brain dumping on a forum is okay, I'm not telling you off, but I think you have the intelliegence and capability to go back over everything and write it in a manner that is easier for people to read, understand and then advise on appropriately. Perhaps not here, because we don't have experiece in your country, but you can go fully equipped to receive help in the next forum. Same applies to dealing with solicitors etc. You have to stick to facts, clear questions and demands because it helps you achieve something. Ranting, getting upset in public, complaining about things that they can't do anything about or that are small in the grand scheme just confuses everyone. Venting is fine in the right place, but it doesn't get anything done.
You have to be your own helper here, being the victim is only going to achieve people seeing you as a victim.
Sorry if you don't like what I'm saying. It's not negative, it's constructive feedback. It's your own choice whether to take it as negative or whether to do something about it. If you genuinely feel you can't, then perhaps ask a friend to help you when writing to people.

Out of interest - why is the transaction being done in Sterling?The solicitor's legal assistant who did my conveyancing had presence of mind on the day I moved in to hold back £20k, but this will barely cover the outstanding work, however since the Managing Partner took over I keep getting told different stories, the latest was that £180k was held back0 -

Take out the sickness, it's not relevant.
Take out what family and friends said, it's not relevant.
Why did you employ an architect to look over the house, is that an Ireland thing?
Why not a surveyor who will give a written report that you can use to force the builder to remedy issues?
Go today and find yourself a solicitor you like, who will help. It will cost but that seems cheaper than what you have been doing.
What about the reserved funds, what does it say in your paperwork?
