Renting: when to give notice ?

When should I give notice when I am moving between properties?

Two weeks ago I viewed a property and I paid an application fee. Since then a tenant checking service have been in contact to clarify a few details. My current letting agency have provided a reference and have been in contact with me asking if I wanted to give notice but I told them I haven’t had confirmation from my new letting agent yet. They said that usually tenant checking was done at the end of the process.

I have just received an email from the new letting agent to say my guarantors credit check has passed but hasn’t mentioned my check.

At which point am I safe to give notice on my old tenancy ?

    You're not really safe until you've signed the new tenancy agreement and have the keys. Usually that doesn't happen until the day you move in.

    one party signing is not enough- both sides must sign to make it binding.

    The risk is you give notice, then for some reason don't get the new tenancy. If you then don't leave, the current LL can in theory then charge you double rent.....


    So, how confidant are you about the new place? And can you get a signed contract in advance?
