Can I purchase a house from HS2

I recently viewed a house that is close (within 1/2 mile) to the proposed route of HS2. This didn’t really put us off as the benefits outweighed the issues (plenty of room for the family, large garden for our animals, close to the M1for commuting). However, wary of negative equity were weren’t prepared to pay the full asking price.

We put in an offer that we felt was fair considering HS2 and some other issues, which was rejected. We’ve since discovered that the vendor has applied to sell the property to the government under the ‘need to sell’ scheme (where the government will buy the property at full ‘unblighted’ market value if the vendor can demonstrate a good reason to sell (other than the spectre of HS2). My question is, what happens to it then? Does the government put it back on the open market? Can I contact them to put in an early offer? As someone who has shown interest already will I be giver an opportunity to put that offer in again? I’ve looked on the gov.uk website and can’t find any info there.

Cheers

It will probably go back on the open market with a local estate agent - you will have to wait and put your offer in....they will either accept or decline it.

I wouldn't worry yet, if they've only just applied.

A friend of ours used to have a house that is directly over a tunnelled section of the route, within a mile from where the tunnel ends. His application to the scheme was rejected on flimsy grounds.

Weren't the grounds that this house wouldn't be affected by the line (assuming that they are boring the tunnel and not using cut and cover)?

No. I forget the precise details, but the basic premise was that they agreed the property would be blighted, but suggested he simply hadn't tried hard enough to sell it, and didn't have a good enough reason to need to sell it.
