Is it worth moving a bathroom/bedroom?

My husband and I have just purchased a 3 bedroom Victorian Leasehold property and are looking to do some improvements.
My question is in relation to the rather unusual bathroom situation we have. There is a full (shower, bath, toilet and sink) and a half (toilet and sink) right next to each other, both downstairs. Pretty weird.
Obviously the 2 bathrooms add more value to the property but coming downstairs everytime you need the loo isn’t very user friendly.
IYO is it worth swopping the downstairs full bathroom for the upstairs single bedroom? Means only 2 double bedrooms upstairs but a loo on each floor and a downstairs office/3rd bedroom.
Or can we get rid of the half bathroom for a mini utility without affecting the value of the property too much? Or shall we just leave it?!

Is the single bedroom above the current bathroom?
In general, losing a bedroom will lose you value. Another downstairs room won't cut it as a bedroom in most people's eyes.
Moving from two toilets to one will definitely be a bad move.0 -
Changing from a three bed to a two bed will reduce its value but will make it more saleable in the future.
If you're planning to stay long enough to mitigate the price reduction, I'd turn the bedroom into the bathroom and keep the downstairs toilet.
If you can make the old bathroom into an attractive space - office, playroom, utility, etc - all the better.0 -
Can you reconfigure upstairs to keep 3 bedrooms and a bathroom and then do whatever you want with the downstairs space?
My father in law builder did this and even managed to include an en-suite and it worked really well - look for where you can adjust any "dead" corridor space or where a room layout could be optimised.
Or perhaps a loft conversion into a bedroom and ensuite - sacrificing some of the current bed3 for stairs and access arrangments ?0 -
If you're planning on staying long term, then do what will make the house most suitable for your lifestyle. Who knows that the market will be like in a few years' time?
Personally I'd move the bathroom upstairs keep a downstairs loo and create a decent utility room. But that's just me.0 -
I would rather have the upstairs bathroom and downstairs as a study room with a toilet next door to it. But then we live in a 'conventional' 3 bed semi with the smallest bedroom as a home office so that would still work for us but it might not work for people with a young family.
Conversely a bedroom downstairs may work for a family with an older teen who wants some privacy.
As posters have said, it really depends on how long you plan to stay and what would work for you - as well as practicalities such as plumbing locations which may force the issue.Feb 2015 NSD Challenge 8/12JAN NSD 11/16
