    Only developers part exchanging a buyer's house for a brand new one can claim relief on SDLT. They also have to sell the property straight on.

    Lord knows why they get the relief and no-one else does. If you do sell the part-exed house straight on then's it fairly evident you didn't actually want the house yourself :confused:

  • Just to say a massive thanks to all those who have offered very constructive advice!

    We have decided to drop our house from £525,000 to £499,999 and have asked our buyer to drop his from £325,000 to £289,000. I agree that this seems far less risky than buying his house and trying to sell it in 2008. I'll let you know how things go, but thanks again for being so kind and helpful!
