Hi,

I'm looking to buy property in Bedfordshire. It seems house prices are reasonable. My main requirement is to have good rail service to central London (daily commute during workdays). I was thinking about detached 3-4P house in SG17 with max price 500K. Any opinions on living and investing in this area? Is rail service reliable?

How far away from the house is the station?
  • You don't seem to be very close to a rail station. Are you planning to commute from Bedford?

SG17 is Shefford area. There's no station in Shefford. The nearest station is Arlesey, 3.5 miles from the middle of Shefford itself, with a wider choice of trains from Hitchin, 7.5 miles.

Bedford has frequent train service to London, but the town gets very congested in rush hour. If you need to be near a station, there is little point in buying in the Shefford area, you would be better off in Biggleswade, Sandy or Bedford itself
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
  • I'm actually thinking of Clifton or Meppershall which < 4miles from Arlesey station.

Part of Clifton is attached to Shefford, the other part is less than a mile away. Meppershall is smaller and has fewer facilities

Personally I would only buy out that far if I couldn't afford to live nearer London, or could work from home 3 or 4 days a week.

Your commute may appear reasonable, but not if you're thinking of negotiating traffic, paying for parking, etc. Will you need a tube the other end too? This reasonable commute could easily run into a couple of hours each way.

Do you have friends/family out that way? Why Beds?!

Go for south beds , Leighton Buzzard area, 25 minutes into Euston , reasonable property prices , and some areas of there you will be in a very nice area for your 500k
Never, under any circumstances, take a sleeping pill and a laxative on the same night.

There is not too many places where you can buy 4bedroom house for <500K and actually train from Arlesey is in 50min on a Blackfriars station, hence beds.
Actually, why not beds? I was thinking it is quite and nice for family, kids, school. But I never lived there, hope that I'm not wrong

Which part of London do you need to get to for work?
