Taylor Wimpey Haggling

Hi guys

Just seeking some last minute advice ahead of us looking at securing a TW home tomorrow.

Basically, I’ve been told the special offer is a fully integrated kitchen worth over £2500 and that there will be no other freebie extras or vouchers or anything.

Truthfully, we have our heart set on this home and area so there’s next to no chance we will change our mind. However two other homes (one TW) and one Persimmon that we considered both offered slightly more in incentives.

How should I best use this to my advantage? If I can get them to include the mirrored wardrobes free or even the alarm system or lawn turfing, at least I’d feel like it was a slight win on our part. If I say one of these things would be enough to get our signature, would they generally react positively?

Thanks!!

  • No harm in asking. Worst they can say is no and then you'll just say okay the kitchen on it's own is fine, right?

The salesperson that you speak to will probably be working on commission, so they'll be as keen as you to reach an agreement.

But they will have been told what they can/cannot offer buyers. So if the salespeople have been told they cannot offer any more incentives, their hands will be tied.

But there's no harm in pushing them hard to see if they've been allowed any leeway.

Salespeople don't generally get offended if you push them hard - all they're thinking about is their commission.

Assuming you will not be getting half an acre of land with the property, laying a lawn should not cost a lot. a sales rep will know you are unlikely to walk away from a lawn for the sake of £100-200.

That being said, it always makes me laugh what developers class as added extras. If they left out half the things they class as extras the house would not be mortgageable. Lawn is a new one I have not seen classed as an extra before.

I am half expecting in 10 years time...you want a roof on your house?
