We completed on the Thursday, moved Friday, I cleaned on Sat am and she moved in in the afternoon.
Her new chap moved in not long after, he is a builder, he has decorated, they put new carpets in, fitted new bathroom (we paid for suit, he fitted for free).
They want assurance so sign a contract, now do a 2 year one. They have lived there for 7 years and just signed for another two.
    That's the fairytale scenario!

With all the changes, I wonder whether it is actually worth being a LL in this day and age. I can't imagine it being lucrative for anyone starting out now.

We were so very, very fortunate.

In my experience, most people with this mindset, buy a house themselves.
But maybe if they're stuck in the SE England / London etc they can't.
Selling off the UK's gold reserves at USD 276 per ounce was a really good idea, which I will not citicise in any way.

I know. If they ever decide to move out we will put it on the market. So long as the prices remain stable we will have made on it.

They benefit too, as they get it at a reduced rate through not using a letting agent. Also we haven't put it up in line with market rate as we know how fortunate we are.

They have lovely neighbours (new since they moved in so we don't know them) who they do quite a bit with. So they are very happy there at the moment. Long may it continue!

Gumtree, Eastern European family with young kids. It was before I had kids and I did not want to rent to a family, but they were great tenants, helped fix things and looked after the place for almost 8 years of living there. God knows how many young sharers I would have gone through during that time if I had gone for that demographic!

Again that is lucky - Gumtree is known for rogue agents that will contact you and then stuff the place like baked beans, 6 to a room etc.

I have heard that Eastern European tenants are actually very proactive when it comes to maintaining a property. "Professionals" that are prepared to pay high rents tend to be a lot less inclined to look after a property, I am told.
