    Hmmm.. at first I thought 250 would be faar too low for a 265 ask. But then I realised its only 6% below ask...

    Generally, you've got to be very careful when dealing in houses around the stamp duty thresholds.

    I'm intrigued to know what the house u are making a 'cheeky offer' of 265K is actually on the market for???? :confused:

    so.... in the current climate (where no one really knows if there will be a HPC or not any time soon and many properties seem to be taking longer to sell) what is a reasonable percentage to under-offer by?

    The 'traditional' view on the board last year was go in around 10% under but every house we've tried this on the offer has been refused and we've been told vendors wouldn't accept anything less than around 3K below asking (on properties worth 240-330K so about 0.9 - 1.25 %). Several times vendors have not sold and eventually taken the house off the market :(

    Recently, there have been threads showing some vendors have accepted 20% under asking price (I can only dream of this)!!!!! 10-20% is a HUGE difference in the price range we're looking at... 25-66 thousand pounds!!!!! Does anyone really think a vendor would accept 25 - 66 thousand pounds less than asking price?

    Is it actually worth us going to look at houses on at 330K when the most we would go to is 280K?:confused::confused::confused:

    We are looking in the same price range Nenen - although have not yet put in an offer in 6 months of looking.

    But most of the so-called experts on here have only ever experienced a rising market .
    Similarly, the new breed of pwoberty developer seduced by the property !!!!!! on TV
    And then they think that they've got some sort of flair for deal-making or interior design when really it's a rising market that has made them money.

    Let me spell it out clearly:

    MAKING MONEY IN A BULL MARKET IS EASY. ANYONE CAN DO IT.

    5% below asking price, HPI does the rest.

    We are now entering a different scenario.

    Call it a bull market, buyers' market, call it a stagnant market, call it a falling market.

    One thing is clear : houses are going to get cheaper.

    £300,000. I won't be going any higher.

    So we'll see. It should be worth more but they've had two sales fall through and I'm sure it's because the house is currently unmortgageable and the vendor hasn't even worked it out. :confused:

    You're incredibly bitter, dolce vita. My very first words on this thread were "If you are confident it is worth £250,000". That is a personal thing to the OP. No one else can decide what they think it is worth. And I don't ask or expect anyone to take my advice. So wind your neck in.

    It's going to best and final, Nenen. I actually offered a bit more about 6 weeks ago when it went under offer for the second time. I'm hoping they might realise the value of cash this time. If they don't, they don't. It will make a wonderful family home for someone :)
