Hi, we really need some advice for my friend, she bought house but she still got 6 months more left in her contract before she leave her rented home,can she move out now or she need to pay 6 months rent ???

    But she may well be liable for the rent.
    what does her lease say about early termination (exactly)?

    She needs to speak to her landlord to try and negotiate something with them. As it is, shes got 6 more months of rent to pay unless she can find a break clause.

    Just to be clear - what do you mean by "bought a house"?

    For example:

    Do you mean she has completed the purchase and has the keys to the new house?

    Or do you mean she has had an offer accepted on a house, and the purchase process is just starting?

    Or something else in-between?

    Just to be clear, you're asking if a change in her personal circumstances means she can ignore her contractual obligations?... what do you think?

    If there is no break clause in her tenancy agreement she is liable for the rent until the end of the fixed term, regardless of whether she lives in the property or not.

    The good news is that most LLs are understanding and release release tenants from the obligation from the moment they are able to find a replacement tenants. Happened to me twice as a tenant when I was looking to move out before the 2 month notice had expired.
