Have you got plans for you/next door? Don't have the link but you can get them from memory for £3 each. There is a also a Land Registry thread with a rep within this forum who might be able to offere more advice?0

If it's on your land then simply remove it and put the pieces on their land.

Put a large sign in the garden facing the neighbors reading, "Hi new neighbors, the boundary between our properties was moved in the month before the sale and I am disputing its new position. I suspect that unless you were made aware of this you will have a claim against the previous owner. Welcome to the neighborhood."0

Maybe a similar job in an upstairs window, but it all hangs on on the purchaser viewing again.0 -

If the neighbour took the fence down, it's quite likely they'll take that down too,
It'll make them aware ignoring their neighbor now is likely to lead to problems for them after the sale with the buyers and their solicitors.0 -
Put a sign in your front garden saying you are in dispute with number whatever next door to anyone purchasing the property. The only problem there is that you will probably end up stuck with your neighbour as the sale will likely fall through. Erect your own fence just inside the exact boundary? Doesn't have to be expensive or match the rest of the neighbours fence.0

I’m absolutely certain it’s encroaching but whether I can prove it with what I have is another matter. I have photos, google earth, land plan and it’s clear to see the fence and post are not in a straight line but none of this is conclusive. Redrow refuse to give copies of original plans from house build which was 13 years ago. Neighbour moved in 2 years ago.0
