    ok so i have had time to thing about the report and i want to go ahead with finding out what is wrong and how much to fix it.
    the report has found things like:

    front and rear flat roofs need replacing
    needs diagonal supports for the purlins
    the rear roof has had a repair done from a leak but has major delimitation and nail decay.he advised there will be ongoing slipping to the roof.
    he has found damp in both chimney stacks
    needs 270mm insulation installed as doesn't have any
    he advised in the report to replace the whole roof
    he also said the rear chimney stack needs rebuilding as its poor condition
    there is no soakaway for gutters it runs to the ground
    need to check the front room has had a intel fitted when the stack was removed.
    damp in nw corner of bedroom
    damp in lower of house he said there may be cause for concern because its been a hot summer this should not be the case.
    needs a full rewire
    boilers new and ok
    pvc soil needs securing and a cap
    neighbouring curtilage seems to be blocked and titled and has very little fall?
    asbestos testing needs to be done
    need to check it doesn't have cavity wall insulation

    hes advised:

    electrical report
    gas safe report
    registered roofing report
    dampness report

    Conclusion:

    on the whole the property represents potential, although clearly there are works which need to be budgeted for. The works relate to the age of the property and as such should be expected in a property that has not been maintained.

    Any advice or help would be amazing.

    Am i buying a money pit?

    im maxed out at there asking price now.

    Does the survey give you a notion of prices?
    I removed the shell from my racing snail, but now it's more sluggish than ever.

    Nope he said to get reports/surveys done for each item.

    Am i making a big mistake i feel i am.

    The property needs about £15 - £20k spent on it fairly soon from what's here. If that could be spread over 5 years it might not be so bad, but replacing the roof and chimney stack is all one job, as is wiring, which should be done before any decorating.


    You didn't say whether the house was valued at the agreed price, which could have a bearing on what the vendor will think if you want a reduction.


    If you are maxed out and the vendor won't meet some of this cost with a revised price it might be best to walk, especially if you are not used to organising building work.

    thank you for the reply, i haven't had a valuation done the mortgage company just approved it. can i ask them for the valuation?

    i have had quotes for the work and it totals 19000 at the moment i didn't think about the scaffolding but i assume the roofers added that in ?

    I think you 've done right. If you didn't have it the money to do the essential repairs, the house would have become a financial millstone.
