Remortgage Subsidence

A perfect storm has arisen. Remortgage is up for renewal. We have negotiated a great deal after completing some huge works on the house. We have had to go for another 90% to cover the cost of some of the works but this is manageable and will free up a lot of money In the month.
All good...we came back from holiday (camping nothing extravagant) and there is a massive crack in the front wall. Can’t be avoided it’s there. We are insured with a reputable company and they are monitoring and moving towards works.
There is were the issue lies. Everything I have read says a new lender (NatWest in our case) won’t touch it. The valuation is next week.
To put it bluntly. My wife is pregnant. If we can’t get a mortgage deal even with a rentention deal from our current lender I get the feeling we will end up giving the keys back. Heart broken is not enough. No idea what to do. Any advice would be appreciated.
