Estate agents rarely tell the truth and 235 is near 245 but who knows what they mean by "near". They want the easiest deal. Offer what you are prepared to pay. They will go with you if you are a better bet but you need to be quick with your offer if you plan to make one.0

If the vendors have accepted an offer, that should mean that they have agreed to sell the house to those buyers and they should be cancelling viewings.
If a buyer was not proceedable I thought it was normal to accept the offer but still keep the property on the market.
Am I wrong in that?0 -

'Offer accepted' and 'still on the market' should be mutually exclusive.
If the buyer isn't proceedable, the vendor shouldn't accept their offer, they can leave it on the table and reconsider when or if they do become proceedable.0 -

I agree. We're going to be selling our house, and unless the buyer can proceed we won't be accepting an offer. Also, once we do, the house will be off the market immediately, no matter how many viewings are booked.
I'd be dubious about a vendor who accepts an offer but goes on having viewings in the hope of getting a better one. When we were first buying, many moons ago, we offered on a flat and the sellers didn't take the place off the market. They went on hoping for a better offer right up to exchange of contracts. We were very naive.Selling up and moving to the seasaw. Mortgage-free by 20200 -
Another vote that people who accept an offer then continue to accept viewings, even pre booked viewings, are not people I would want to do business with...the threat of gazumping looms large. Look elsewhere.0

Its not a good reflection of their ethics that they are carrying on with viewings, they are clearly willing to let a gazump happen, or are maybe hoping for a bidding war.
Are they the kind of people you want to be doing business with for your very first house purchase? There would be no trust at all.
My thoughts exactly!Ageing is a privilege not everyone gets.
