are there any disadvantages to a periodic tenancy for a landlord?

    for a tenant?

does that mean there is no contract claws which says 'when' they end of the term will be? - ie is ongoing?

    Tenancies are always on going

Maybe they just realised that the deposit request before was low and they want to insure they're get a month rental paid + more if you decided not to pay the last month and caused damage without having to take you to court.

I'd imagine something like this - over the intervening years the cost of doing repairs and cleaning has probably risen. Or LL is now less able to do work so would need to employ someone. Does it matter if it's just a bit extra? They're decreasing the rent - let them have their little bit of extra security.

If you like living there, why not pay the increased deposit if it's not a large amount if the landlord promises to add it to what is already protected in the deposit scheme?

Also, since the new rental contract is being offered at a lower rent, and is being offered by the landlord and not by an agent - should mean no renewal fees to pay - why not sign it as it gives you protection from the landlord complaining about you not paying the full rent before the reduction?
