Copy of deeds

Hi all,

Buying a house and my solicitor has asked me if I want copies of the title deeds (after completion). Do I actually require this? As I can pay a couple of quid and get deeds myself from the land registry; or are they talking about a different thing?

They are also saying that they electronically archive our file of papers as well - what will I get from this?

    We have ours from the early 1970s when they were required, but they can be quite interesting to read, if the property is older or on a site with history.


    For instance we can't legally produce beer for sale, as the land once belonged to a brewery chain.
  • they probably just mean a copy of the title register (and anything referred to on it). It is worth having a copy because although the title is registered, sometimes there are things mentioned on the title which are on copy documents that are not that easy to get hold of.

    They'll probably charge you £25 to download and print the £3 deeds from the LR website.
  • We have our deeds (well our solic has them now), and as teddysmum says they can be fascinating.

    Ours are beautiful big old things, thick creamy paper and the handwriting is gorgeous. Full of rich chewy phrases and marvelous information.

    I'm aware that they're effectively useless now as it's all electronic this and Land Reg that, but I'll be sorry that they're someone elses when we move :(

    I have original deeds and related papers going back 100 years for my house. Most are totally irrelevant from a legal point of view, but they are fascinating - and I'd offer them to my buyer if I was selling.


    Whether that buyer would want them, or would be happy to know he has his ownership tiyle registered with the land registrty, who knows?

    In this instance I believe your solicitor is referring to the updated title deeds once they have successfully added you as the new registered proprietor. They would still send you a bundle of documents and old deeds (if they have been sent them by the seller's solicitor). It is nice to receive the updated title with your name entered on the title, however if they are going to charge you an extra £20 for doing this, I would be inclined to get a copy from Land Registry direct at a cost of £3 once you've checked with your solicitor that the title had been updated.
