  • Hi,
We’re in exactly the same boat and I’m interested in how others have got on. Despite contacting our original conveyancers, JS law (who it seems don’t want to help us) and other solicitors, we’re going know where fast. It’s not long before our deal runs out now.

Sorry to revive an old thread, but what happened to those of you affected by this? I am experiencing the same situation.

I was able eventually to persuade my solicitor to remove the restriction. Instead I have subscribed to the LR's free property alert to safeguard myself. Good luck Stuart085 and let us know how you get on.
  • I have to say that this is such a pain. Everyone on here is correct. No Solicitor wants to take this on. On top of that there are so many other fees. Conveyancer fees for processing the restriction + Solicitor consultation fee + the fee for actually complying with the restriction. You're looking at about £400 for everything and you'll have to do this each time you remortgage. I'm planning to remove the restriction as the hassle is not worth it all and I am going to sign up to the Land Registry alerting. That would seem better overall for me.
  • Yes, a good example of the law of unintended consequences. It was meant to be a potective measure but has turned out to be a pain in the proverbial when it comes to selling your property. The LR alert is all one needs really in this regard.
  • Exactly. I feel sorry for the people that just want to protect their property not knowing all the implications it has on them. It starts off like a great deal, 'Anti-fraud for just £30! Protect your property! blah blah...'. Then it'll come back and cause you so much pain in a couple or so years.
