Placing offers and get proof!

Hi, Ive recently placed two offers on two properties both of which are being sold by the same estate agent. However as I only intend to purchase one of the properties the estate agent was reluctant to allow me to do this. Stating that it was not fair to the sellers and that I should wait for one offer to proceed before placing the second. I insisted however that due to time restraints that both offers be presented to their vendors and I would negotiate with the first to come back to me. If a deal was done I would then retract the remaining offer. My question is How do I know that the estate agent has actually presented offers to both sellers and not just to one who HE intends I should negotiate with first before presenting the offer to the second seller? Can I ask for proof or evidence that both offers have been presented?

    Given the agents aren't employed or paid for by you. You cant demand anything.


    I agree with the agent, he has a duty to BOTH his clients and what you're asking for goes against the principle of agency law

    What makes you think the EA isn't going to put both offers forward simultaneously? I doubt they care that much which property you buy, as long as you buy one of them!

    FWIW I don't think it presents you in a terribly good light to the vendor, and this may be reflected in their responses to your offer.
  • I'm assuming you've never sold your house if you think that is an acceptable thing to do.
  • The agent is legally bound to present your offers to the sellers but in presenting those offers, he is likely to say that you have also offered on another property and only intend to proceed with one. if the seller has a choice of who to sell to it might not be you. You probably have a favourite, why not be open about which one it is.
