Flat roof advice please

Hi I have a flat roof on which there is a water tank housing which is no longer in use. At the end of this summer when it rained hard my roof leaked and it appeared to be the flashing and the roof tank housing at fault. In fact the beams in the roof tank housing had collapsed and were being held up by the old unused tank. I had a lot of trouble getting a quote but what I got was from £10,000 + VAT (out of the question, OAP on limited income) to two quotes of around £2000. At this point no one knew about the collapsed beams. I chose the politest one!!!!!!!!!!!!! When he discovered the damage he took loads of photos and repaired the water tank housing roof and the flashing.


He is advising me to have a coating on the roof. He will repair any patches and put on a fibre glass sealer for £1950.00 and guarantee it for 10 years.


Given that I am not guaranteed for 10 years and this is my money limit what does anybody think please.

I would guess the beams are rotted and still rotting? No idea if the patch will last 10 years, but also think it still depends on expansion, contraction and uv. Will the rest of the roof lest 10 years?

Not my area of expertise, but still very doubtful which Patch, roof, beam will go first, and without the integrity of beams, or other beams may start to sag and or stretch the roofing material.

Again, this not may area, but 10 years seems too optimistic either way.
