Conflict of interest

Can anyone tell me if an estate agent selling a house for a friend could be classed as a ‘conflict of interest’ please.

I'm not sure where the conflict would arise (or indeed whether there's any general conflict of interest rules for estate agents!). I know they have to declare if it's a member of the estate agent's staff who is the vendor, but where would you draw the line with "friend"?

Where would the conflict lie? Estate agents are expected to try to get the best price for their client even when they are total strangers, as they are the only party to whom the agent has a responsibility.. There might potentially be a conflict if the EA were somehow connected to the buyer, but I'm struggling to see how one could arise with the seller.0
