    There must be thousands of unsupported chimneys around the country, but they normally get flagged up on a survey and put right.

    They were behind some very old fitted cupboards so never got flagged

    Is there a stack on the roof and a chimney breast in the roofspace?
  • I had a homebuyers survey & mine picked up that the front chimney was still on the roof (there's a back one too...) but there was no chimney breast in the front lounge or bedroom.
    He checked the attic & noted it was adequately supported. That was good enough for the solicitor & mortgage lenders.

    In that case I think the surveyor should have mentioned about the missing ground floor chimney breast and further checks to establish whether it was supported.

    Do I need an SE or is it a case of if I do get an SE then it will be an over engineered solution?
