Hello All,

We just got our home buyer survey back and the following are my areas of concern, I know one have to take this report with a pinch of salt sometimes. in a nutshell should I really be concern based on the below findings?

1. Rainwater pipes and gutters are made of a combination of plastic and cast iron.The guttering is in need of some cleaning and clearing. The waste and soil and vent pipes are made of cast iron. These have significantly deteriorated and rusted, and will require replacement in due course. (Rated 3)

2. There was some cracking to the render for example over the front bedroom window. This will require remedial action in due course. It is important that all cracks are kept filled to prevent problems with water ingress. It was noted that there is a damaged vent between the ground and first floor to the side elevation (Rated 2)

3. The timber fascias and soffits are generally showing signs of significant weathering, wear, and deterioration, and will require significant repairs or replacement in due course. External decorations keep timbers in good condition. Without a protective finish they will rot, requiring costly repairs. To prevent this, you should redecorate the external surface regularly (Rated 3)

4. There was evidence of minor dampness to both the rear double bedroom wall and front bedroom bay window, with some perishing/deterioration of the plaster noted to the rear bedroom wall in particular. It should also be noted that where the walls are showing some signs of dampness. Further investigations are recommended. (Rated 2)

5. There is a mains electricity supply and the meter and consumer unit are located to a cupboard in the hall. The electricity supply was on when I inspected. It was noted that there was an older-style switch to the cupboard under the stairs. It is therefore recommended that the electricity supply is checked by NICEIC registered engineer. (Rated 3)

    Looks like a useful 'to do' list of standard maintenance jobs once you own. Nothing major.


    The only one to think further about is the damp, but my guess, reading between the lines, is that fixing the gutters (point 1) and/or cracked render (point 2) will solve the damp problem.


    Are the render cracks and/or blocked gutters on the outside of the damp bedroom walls?

    Yes it is actually, the damp thing seem to be our main concern too to be honest

    Well there you are. Fix the render and gutters, wait a couple of months for the walls to dry out, and you're all good.
