Contract terms - they can't take another months rent can they?

    Without reading your whole agreement, or atleast the sections dealing with fixed terms and ending the tenancy it's impossible to say.


    There was no need to sign a new contract just to increase the rent. Whilst is seems like there is a break clause, it could be that it's applicable after the fixed term.

    Have you asked them about your break clause or which clause they are referring to which states you are tied in for 6 months without a break clause.

    Just quote your tenancy at them very clearly and state you will be disputing any deductions from the tenancy deposit scheme.

    I would also check what your tenancy says reference the deposit and what it can be used for. Normally the agreement states clearly what reasons a deposit can be used and witheld for
  • Reiterated my position, asked for checkout and key handover on 17th Sept:

    "i need to confirm that you move out date is not the 17th of this month but next month. so if you are speaking with legals please take in your contract as it is a legal document and you can not get out of the contract early, so please update me when you have taken the correct advice, as i do not wish to go back and forth. i look forward to hearing from you soon."

    Reply quoting the exact wording of the termination clause in your tenancy agreement pointing out that notice served 23rd August means your tenancy will end 27th September.
  • This is what I did.

    Replied quoting the “break clause” saying I didn’t wish to prolong this either and pointing out the they could have they keys back and let the property before my notice period was even over.

    They’ve not replied to me (been nearly 24 hours and they were responding within about 10 mins).

    Have a feeling they’re going to make it awkward to contact them and so force it into the next month, then claiming the rent from that month.

    Since you are clearly :wall: with them over his, no point communicating further.


    You've served notice.
    Clean the property and,read the meters.
    Take photos.
    Move out and return the keys
    Write requesting your deposit, and make a claim for deposit reurn via the scheme too
    Expect an argument but go straight to arbitration
