Negotiating extras

Afternoon all.

Buying a new build from a private developer for £280k. So far has been delayed 6 months which has cost us additional expense.

Could have gone for £275k but without bifolds. Standard corded light fittings and standard flooring.

However we agreed to pay full asking in order to have bifolds, spotlights throughout and the upgraded choice of flooring (whatever that consists of).

We were then told we couldn’t have bifolds due to sizings.

Builder has now come back and said our choice of kitchen has come in at £11k, whereas he budgeted for £6k. We basically want stone worktop instead of laminate.

We are meeting to discuss on Monday but does anyone have any tips on negotiating this cost as I’m certain he will say we have to pay the additional?
